Catch behind Payment Plans

In Bengaluru, we see many such advertisements and wonder what is the catch ?


During the pre-launch (also known as off-plan) phase, builders offer the "lowest possible" price.

Mostly the premium view units are gobbled up within first 1 week.


After a while, the pre-launch price benefits are gone, and builders increase the prices by minimum 5%.


The new customers lose out the price advantage.


To make them feel that it is a "win-win" situation, builders often come up with subvention plans.

20-20-60 is one of the such subventions plan.


Some say, it is a marketing gimmick, some say is it more pocket friendly. Clients "always" are going to be in catch-up mode if they miss booking in pre-launch phase.


As I say, "it is a zero sum game".
